What Really Matters
Buying a new property is probably the biggest investment you'll ever make. It was for us. And it’s a decision that will affect you for years to come and the process can be stressful and confusing. And of course, there is always considerable risk involved when making such a large purchase decision.

A Certified Professional Property Inspection will significantly reduce your risk and help make the entire home buying process easier and less stressful.

You should feel free to ask any questions you may have during the inspection process. I will point out conditions and explain them to you. I will also show you the good points of the house as well. We do work with plenty of people that can’t be at the inspection, and some that haven’t even seen the property. Either way we can get you the information you need and help you understand it, as well as what action you may need to take.

Relax
. Most of your inspection will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, the issues that really matter will fall into four categories:
1.       Major defects. An example of this would be a structural failure.
2.       Minor Repairs. A small roof-flashing leak, doors need adjustments, for example.
3.       Significant Concerns. A deck needs replaced, windows in poor condition, etc.
4.       Safety hazards, such as an exposed, live wiring, or fuel gas leakage.

Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both life and property (especially in categories 2 and 4).

Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect. Keep things in perspective. Do not kill your deal over things that do not matter. It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller's disclosure or nit-picky items.

Plus, I will explain what routine maintenance is needed to keep the house in top condition. This will help you to get the most benefit from the inspection and gain the most understanding of the systems that make up your home, and how to maintain its value.
